Home buyers sometimes have difficulty understanding that they do not have to pay a commission to their Realtor. The concept can be confusing. The custom in the real estate industry is for the buyer agent to be paid out of the total commission that the seller is paying to sell their home. It is also known in the industry as the "Co-Broke".
To protect both the seller and buyer, the Ohio Real Estate Commission has required that each selling agent disclose to their potential seller what the policy is for their particular agency regarding the percentage or amount of commission (the co-broke) that a buyers agent will be paid for bringing a successful buyer to the transaction. From the sellers point of view, they want to know that their potential selling agent is offering an attractive co-broke so that agents will have an incentive to show their home.
If the co-broke is too low, some agents will tend to avoid a property which results in fewer showings.
