The real estate market in the Maumee Schools area is bucking some of the trends of other local and national real estate markets.
For the month of November 2020, inventories remain the same as a year ago while other areas saw sizeable declines. With sales being up 12.5%, this means Maumee likely added inventory at a rate that can help stabilize the market.
However, the average sale price increase dramatically which shows that the action is taking place in high price levels than last year..
What this tells us overall is that despite all the other background issues currently capturing our attention, in the real world people are looking for and buying and selling homes with great vigor.
Until more sellers can confidence that they can sell and find a new home, we're likely to see a continuation of this pattern.
As always, some homes take longer to sell than others but that can be accounted for by either too aggressive pricing, a poorly prepared home, or a weak marketing effort by the agent. There are plenty of buyers waiting for homes, it's the agents job to get their listings in front of the right buyers.
